Baja California Sur has spent the last decade building one of Mexico’s most competitive hotel markets. Four new resorts are set to open across Los Cabos and the East Cape in the second half of 2026, each aimed at a different traveler, each a different bet on what this destination is becoming.

Amanvari: The East Cape’s Newest Arrival

The first major opening expected this year is Amanvari, located within the Costa Palmas development on the East Cape and currently scheduled to welcome its first guests in early August. The project marks Aman’s first hotel in Mexico and adds another international brand to an area that has become one of the state’s fastest-growing hospitality markets.

The East Cape remained largely undeveloped for most of Los Cabos’ tourism history. While the Tourist Corridor and Cabo San Lucas attracted most hotel investment, the coastline stretching north toward Los Barriles was known for fishing, off-road recreation, and seasonal residents. That began to change with large-scale developments such as Costa Palmas, a private marina and resort community spanning nearly 1,000 acres along the Sea of Cortez, and the opening of Four Seasons Resort Los Cabos at Costa Palmas in 2019.

Amanvari continues that trend on a smaller scale. Plans call for fewer than two dozen guest accommodations spread across a beachfront site overlooking the Sea of Cortez, along with branded residences and wellness facilities. The low room count is consistent with how Aman operates. The brand built its reputation on properties that feel more like private compounds than hotels.

Quivira Adds Another International Brand

On the Pacific coast west of Cabo San Lucas, the St. Regis Los Cabos at Quivira is expected to open during the second half of 2026, adding one of Marriott International’s flagship luxury brands to a community that has expanded steadily over the last decade.

Quivira is already home to residential developments, a golf course designed by Jack Nicklaus, and several hospitality projects. Current plans for the St. Regis include approximately 120 guestrooms, along with branded residences overlooking the Pacific Ocean. Pairing a hotel with for-sale residences has become standard across Los Cabos, and at the luxury end, the brand on the door does much of the selling for both room nights and property values.

The opening also points to the growing weight of the Pacific side of Cabo San Lucas. Once largely overshadowed by the Tourist Corridor, the area now supports some of the municipality’s most significant hospitality and residential investments.

Soho House Brings a Different Model

Among the upcoming openings, Soho House Los Cabos may be the project that differs most from the traditional resort model.

Founded in London in 1995, Soho House operates a network of private members’ clubs, hotels, restaurants, and workspaces primarily for professionals in the creative industries. The company currently operates properties in cities such as Mexico City, New York, Miami, Barcelona, Rome, and Tokyo.

The company has hosted invitation-only events in the destination and used temporary activations to introduce members to the area while construction continued on the Cabo del Sol property.

Plans for the project include guest accommodations, a beach club, wellness facilities, dining venues, and member-exclusive spaces. Soho House is not selling a room rate but membership in a community that happens to have a location in Los Cabos. Where a traditional resort competes on amenities, Soho House competes on who else is in the building. The company has built its entire business on that logic.

Grand Hyatt Los Cabos Adds Another Major Hotel Development

The fourth major opening expected late this year is Grand Hyatt Los Cabos at Oleada.

The project forms part of Oleada Pacific Living & Golf, a large mixed-use development planned on the Pacific side of Cabo San Lucas. In addition to the hotel, the community includes residential components, golf facilities, and recreational amenities designed for both visitors and long-term residents. The scale puts Oleada in a different category from that of a standalone hotel opening; it is closer to a new neighborhood than to a resort.

This model keeps repeating across Baja Sur. Developers build communities, then plant a hotel at the center. The hotel brings the brand; the brand moves the real estate. Grand Hyatt is the name on the door. Oleada is the product being sold.
